Step One: The Dream Home

Once you decide that you want a new custom home, or that you want to renovate your existing home, you should consider whether this is affordable and whether it is the right time to start such a large project. Before proceeding with the next few steps, weigh your needs. Find a time when the construction would least inconvenience you and your family.

Step Two: Trip to the City Hall.

Never stop dreaming about your perfect home, but make sure that there are no bylaws in effect that might prevent you from realizing your dream. If there is a problem with zoning, you can always fill out an application for rezoning. While at City Hall, you can also ask how long it usually takes for home addition /home extension /custom home architectural plans to be approved and for the relevant building permits to be issued. The length of the approval process depends on the municipality you live in, and can range between two and six weeks.

Step Three: Do Some Research

You can start by flipping through home renovation and building magazines and cutting out pictures of homes and designs that you like. Home renovation shows on TV can provide you with some good ideas and can help clarify the processes of home renovation and custom home design. Check your nearest bookstore for books on the topic. Use this website as a tool to familiarize yourself with the basics of home design. You can also visit model homes in your area. Make sure to take pictures, look at floor plans, evaluate traffic flows and analyze the use of space. Compare what you see to your needs and to your existing property. Spend some time talking with your friends and neighbors who have previously undertaken similar projects. Visit a few showrooms to find out the various options that are open to you and compare the prices between materials. Consider your options. Make notes. Ask us.

Step Four: Develop a Budget

Think about your resources and make a plan for financing your dream home. With your current income and cost of living, consider the best option for you and your family. Since you might have to move out during the renovation/construction process, take these costs into account. This is probably the most important part of your planning process, so give it a lot of consideration.

Step Five: Decision on Management

Decide whether you want to manage the project yourself or hire a professional certified and insured contractor like Delphi Homes. Managing the project on your own can be intimidating and can even be more expensive if it is poorly planned. Make sure to have your home plans ready and approved by a certified architect, or you can leave this to Delphi Homes, and we can have our arthitect(s) ease the process for you.
